This research examines community perceptions, support, and expectations regarding the development of the Sambaliung area using a waterfront city concept. Using a descriptive quantitative approach with a Likert-scale questionnaire, supported by interviews and field observations, the study evaluates physical, social, economic, environmental, and comfort aspects. The findings show that most residents support the waterfront city development because it is expected to improve environmental quality, infrastructure, and create new economic opportunities based on tourism and micro, small, and medium enterprises. Nevertheless, concerns persist about environmental pollution, unequal access to benefits, inadequate public facilities, and the long-term sustainability of area management. These results underline the need for inclusive planning that integrates community participation so that development directions remain contextual, equitable, and sustainable.
